Ed Beaumont The “hard loans made easy”, and “lightning fast loans” slogan applies because in some cases we have done a complete loan in less than an hour. The decisions for our loans are done in house and we personally visit each property. Our decisions are made depending on whether the loan makes sense not whether it fits in some banker's box.

| Rates and ratios: Whenever possible we will place your loan with the lowest rates possible (5.5% to 7.5%) range. When this is not possible, and private hard money is the only option, the rate will be in the 10% range plus fees and must have at least 20% equity.
